Spring is HERE and the real estate market is heating up! If you have been living under a rock the past couple months and didn’t hear, houses are flying off the shelves! As photographers, we have a chance to see what is going on in the market before most consumers. We get a good look at what is selling and what isn't selling. Here are the top 3 things to do to help your house stand out in this competitive market!

 

Open the blinds!

A million dollar home is only a million dollar home because of the view! Show off what you can see from inside your house, even if it isn't that great of a view. Interior pictures that have the blinds closed make your home feel like a cave! This is the first thing we do when we come into your home to take pictures. Not only is this super important, but it’s FREE!

 

Let there be light!

Right after we are done opening your blinds we cut on every light in the house! A momentary spike in the energy bill is worth it if your rooms look great and your house sells as soon as it hits the market, right? Often time the biggest problem we see when we are cutting on lights is that there are burned out bulbs throughout the house or the bulbs are different colors. When you are prepping your house for pictures go buy a bunch of bulbs and make sure they match the color of your existing bulbs. By making sure your house is well lit and it will show potential buyers that your house is bright, warm, and homey. Nobody wants to buy a house that is dark and shadowy.

Spruce up the yard!

Simply trimming back bushes and tree branches is the quickest way to make the outside of your house way bigger. Fixing up the yard requires a little bit of elbow grease, but a little goes a long way! Adding some fresh mulch and trimming back the trees gives your home a polished look. Buyers want to see that the home was well cared, by caring for the yard it shows that the house was also taken care of.

 

Bonus tip: Minimize!

Folks, I hate to tell you this, but take most of your stuff out for pictures. Buyers want to be able to picture themselves living in the house and how they could use the spaces in your home. People do not want to see how you used the house or decorated. By moving most of your belongings out, you make your house look even bigger than it is!

 

These simple tips make a world of difference in photographing and selling your house, and they are easy and cost little to nothing! Make sure you do these before photos and more importantly keep it this way for your future showings!
